SATEKLES BUSINESS CENTRE – a fully automated building management system

SATEKLES BUSINESS CENTRE is one of the most technologically advanced Class A office complexes in Latvia, featuring a fully automated building management system (BMS). The project stands out for its exceptionally high level of engineering systems integration and was one of the most technologically complex automation and system commissioning projects.

Active work on the site began at the end of July 2024, whilst the construction phase was completed on 15 August 2025; however, full optimisation of the BMS continues even after the completion of construction works. To ensure the efficient and stable operation of the heating, cooling and ventilation systems, a commissioning period is required during which system adjustments, operational data analysis and parameter fine-tuning are carried out.

Integrated building services management

The project involved the creation of a unified, highly detailed engineering systems network with extensive automation integration, where precise control and monitoring were provided for each node.  The VAS service department carried out the programming of the VAS system using Siemens and DEOS AG controllers, whilst building management and visualisation are provided on the Siemens Desigo CC platform.

The automation system integrates the building’s key engineering systems – ventilation, heating, cooling, room climate control, server room cooling, as well as external and internal lighting using the DALI control protocol. The unified system also integrates metering of electricity, water and heat consumption, ensuring precise resource monitoring.

Innovative chill beam system solutions

One of the most technically complex elements of the project was the integration and commissioning of the chill beam cooling system to ensure stable operation. This innovative solution requires particularly precise programming and balancing of operating modes to ensure stable and energy-efficient climate control in office spaces.

Full-cycle Siemens technological solution

SATEKLES BUSINESS CENTRE became the first project in Latvia where a Siemens building automation solution was implemented on a full-cycle basis – from design through to construction, programming and system commissioning. The project demonstrates the potential to implement highly complex automation solutions, ensuring effective building systems management, precise data analysis and optimal energy consumption.

The result is a smart and sustainable building management environment that ensures comfort for tenants, efficient use of resources and, in the long term, optimises building maintenance costs.

Highest BREEAM rating in the Baltics

Building A of the SATEKLES BUSINESS CENTRE, whose main tenant is SEB Bank, received a BREEAM sustainability certificate with an ‘Outstanding’ rating of 89.9%, which is the highest score in the Baltic States in the new-build segment.

In addition to Building A, Building B has also achieved an “Outstanding” rating (89.7%), whilst Building C has achieved an “Excellent” rating (76.5%), thus fully completing the complex’s certification process with the highest overall rating in the Baltics.

This achievement confirms the project’s high quality, effective resource management and compliance with international sustainability standards, whilst cementing SATEKLES BIZNESA CENTRS as one of the leading and most technologically advanced office complexes in the region.
